Gate Repair: 7 Warning Signs It’s Time

Dragging, off the track, hinges pulling out, cracked welds, a latch that misses, a vehicle hit, rust at the base. Repairs run $800 to $3,000.

Before and after of a bent commercial slide-gate V-track cut out and re-welded in Sacramento

Most gate repairs run $800 to $3,000. The repair depends on the type of damage, the parts the gate needs, and how much welding it takes.

Warning signs

1. The gate drags on the ground

A leaf that scrapes as it opens has a sagging hinge, a leaning post, or a grade that changed under it: a repaved lot raises the ground an inch or two, and a gate that used to clear it stops clearing it. We rehang and re-level the leaves, and reset the post in concrete if it moved.

2. A slide gate will not roll

Worn V-track, flat spots on the groove wheels, or rubber rollers that dried out. We replace the track section, the wheels and the rollers, and set new guide posts and stoppers where the gate wanders off line.

3. The hinges are pulling out of the post

Hinge welds crack and bolts loosen, and on a heavy leaf the hinge wears out on its own. We re-weld or replace them, Mammoth hinges on the heavy leaves.

4. Cracked welds or loose panels

Look at the corners of the frame and where the pickets meet the rails. A hairline crack at a weld opens a little more every time the gate swings.

5. The latch does not line up anymore

A latch, cane bolt or drop rod that misses its catch means the gate moved: a settled post, a sagging leaf, or a bent leaf edge. The fix runs from re-leveling the leaf to setting new hardware.

6. A vehicle hit it

Bent frame sections, folded pickets, a slide gate knocked off its track. We cut out the damaged sections, weld in new steel, replace the pickets or panels, and refinish to match.

7. Rust at the base and the welds

Surface rust is cosmetic. Rust that flakes deep at the bottom rail, the post bases or the welds is structural. We replace what is gone and refinish what is sound.

What gate repair costs

The price follows the parts (hinges, track, wheels, steel sections) and the labor to cut, weld and rehang. With those parts and that labor, most gate repairs run $800 to $3,000.

Repair or replace

How much of the frame is damaged decides between a repair and a new gate, and when it could go either way we price both. For that comparison, a rolling gate on V-track runs $2,100 to $2,700 and a double swing $4,500 to $5,000.

We repair the gate itself: the frame, the hinges, the rollers and the hardware.

Getting a price from photos

Send photos or a short video of the problem and the gate type, swing or slide. We price most repairs from that. A remote price is based on what you show us, so if the gate turns out worse in person the price moves with it. We take emergency work, and when you call we will tell you what we can do and what it costs.

FAQs

How much does gate repair cost?

Most run $800 to $3,000, driven by the parts and the cut-and-weld labor.

Do you repair gates you did not build?

Yes. Steel, ornamental iron, and chain link.

Can a gate that a truck hit be repaired?

Usually. We cut out the bent sections, weld in new steel, replace damaged pickets or panels, and refinish.

My slide gate is off its track. Is that repairable?

Yes. Worn V-track, groove wheels and rollers get replaced, and the guide posts and stoppers get reset so the gate rolls straight and latches.

Do you fix gate operators or motors?

No. We repair the gate itself. Operators and keypads are a separate system; see access control for new operator installs.

Do you take emergency gate repairs?

Yes. Call and tell us what happened, how the gate is sitting, and where the site is. We will tell you on that call what we can do and what it costs. Every emergency is different, so the price depends on the job.

The fence next to the gate is damaged too. Can you fix both?

Yes. We also repair bent fence panels, leaning posts, and torn chain link.
