Swing or roll
Swing
A swing leaf needs clear ground through its whole arc. A double gate splits a wide opening into two leaves, so each leaf needs half the arc.
Roll
A rolling gate travels sideways on a V-track set into concrete. It needs a level concrete run for the track and clear fence line to travel into.
A man gate is usually 3 to 4 feet wide. A manual single swing leaf on a roller wheel can run over 25 feet. With an operator, a single swing leaf goes up to about 16 feet, and a wider opening becomes a double. Iron or chain link both work, and the existing fence line usually decides which.

A man gate added inside a fence run runs a few hundred. Automation is on top of the gate.
The width decides how much steel the gate takes, so a wider gate costs more. The material (iron or chain link), the powder coat, the concrete under the track of a rolling gate, and a roller wheel under a wide single leaf also change the price. If you need the gate to open by itself, that is access control, and it runs $5,000 to $10,000 and up on top.

How wide the opening is
The clear opening, post to post or curb to curb. The width decides if one leaf can cover it, or if the gate becomes a double or a rolling gate.
Swing or roll, and the look
Swing or roll, in iron or chain link, with a flat, spear, curve, or custom top on iron. The type decides what the ground has to provide, and the material changes the price.
A photo of the entrance
It shows the slope of the drive and what is on each side of the opening, which decide if the leaf can swing or the gate has to roll.

Schedule
How long a gate takes
We build gates in our own shop, and for one to four gates that takes about a week. Powder coat is what stretches the schedule, because the gate goes to the coating shop after we build it. A gate that gets fabricated from scratch with powder coat and ADA hardware runs closer to two weeks before it is ready.
The install itself is short. Setting a gate takes one to two days, and that includes the posts and the concrete they sit in. If an operator is going on it, power has to be at the gate first, and that part is your electrician.

How a gate goes in
The gate posts carry the whole load, so they are heavier than the fence posts beside them.
A rolling gate rides on V-track wheels along a galvanized track anchored into the concrete. The track has to sit on a level concrete run, so on a dirt or asphalt entrance the concrete goes in before the gate does.
We prefer Locinox Mammoth hinges. A double swing adds a cane bolt. An ADA gate adds self-closing hinges and a panic bar; many panic bars meet the requirements, and so do lever handles where the plans allow.

Both work. Budget, security, how you want it to look, and the fence already on the property decide it. Chain link can take privacy slats; iron comes in flat, spear, curved, and custom tops.
Can you automate the gate or add a keypad?
Yes. We install the operator and the controls with the gate. Power has to reach the gate first, and that part is your electrician.
Can you match or replace an existing gate?
Yes. We match the existing fence, rails, and finish, and we also rehang and modify gates that are already there when the frame is sound.
Do you repair gates, or only build new ones?
Both. Gate repair runs $800 to $3,000, including welds, hinges, frames, hardware, and slide-gate track work.
