Swing or roll
Swing
A swing leaf needs clear ground through its whole arc. A double gate splits a wide opening into two leaves, which cuts the arc each one needs in half and keeps the weight off a single set of hinges.
Roll
A rolling gate travels sideways on a V-track set into concrete. It needs a level concrete run for the track and clear fence line to travel into. If the entrance is dirt or asphalt, a concrete strip gets poured for the track before the gate goes in.
A man gate is the walk-through gate, usually about 4 feet wide. Past that the opening sets the size, and we have built single swing leaves over 25 feet. A wide leaf gets a roller wheel under the far end to carry it, or it becomes a double. Iron or chain link both work, and the existing fence line usually decides which.

A man gate added inside a fence run runs a few hundred. Automation is on top of the gate.
The opening comes first, because the width decides how much steel the gate takes and how heavy the leaf gets. Then the type: a rolling gate needs track set in concrete, and a wide single leaf needs a roller wheel under the far end. Then the material, iron or chain link, and the finish, since powder coat happens at a shop after we build. Hardware is last and it is small money next to the gate, until the gate needs a panic bar and self-closing hinges to meet ADA, which is real money. If you want the gate to open by itself, that is access control and it runs $5,000 to $10,000 and up on top.

Schedule
How long a gate takes
We build gates in our own shop, and for one to four gates that takes about a week. Powder coat is what stretches the schedule, because the gate goes to the coating shop after we build it. A gate that gets fabricated from scratch with powder coat and ADA hardware runs closer to two weeks before it is ready.
The install itself is short. Setting a gate takes one to two days, and that includes the posts and the concrete they sit in. If an operator is going on it, power has to be at the gate first, and that part is your electrician.

How a gate goes in
The gate posts carry the whole load, so they are heavier than the fence posts beside them. Where the job has plans, the plans set the size.
A rolling gate rides on galvanized V-track anchored into the concrete with 3/8 inch bolts, running on 6 inch V-track wheels. The track has to sit on a level concrete run, so on a dirt or asphalt entrance the concrete goes in before the gate does.
Hardware is hinges and a latch that takes a padlock. A double swing adds a cane bolt, the drop rod that pins one leaf into the ground so the other closes against it. An ADA gate adds a panic bar and self-closing hinges. That means Mammoth and Locinox hinges and Apollo panic hardware, speced to the gate rather than to a house standard.

How much does a commercial gate cost in Sacramento?

Swing gate or rolling gate, which one fits?
It comes from the site, not the gate. A swing gate needs the ground in front of it clear so the leaf can open through. A rolling gate needs concrete to run its track on and open fence line to travel along. On a driveway that slopes up, a rolling gate is usually the one, because a swing gate has to clear the rising ground.
How wide can a gate be?
Wider than most people expect. We have built a single swing gate at 25 feet 8 inches, and double swing gates at 21 and 24 feet. A wide leaf gets heavy, so it gets help: a second leaf, or a roller wheel under the far end carrying the weight. Tell us the opening and we will tell you what it takes.
How long does a gate take?
About a week to build one to four gates in our shop. If the gate is fabricated from scratch and needs powder coat and ADA hardware, closer to two weeks, because the coating happens at a shop after we build. The install itself is one to two days.
What hardware comes on the gate?
Hinges and a latch that takes a padlock. A double swing also gets a drop rod at the bottom so one leaf locks into the ground and the other closes against it. An ADA gate adds a panic bar so anyone inside can get out without a key, plus self-closing hinges. Anything past that is access control.
Iron gate or chain link gate?
Both work. Budget, security, and how you want it to look decide it, and so does the fence already on the property, since a gate that matches the line looks like it belongs there. Chain link can take privacy slats; iron comes in flat, spear, curved, and custom tops.
Can you automate the gate or add a keypad?
Yes. We spec the operator and the controls with the gate so it is one job, and the full rundown is on our access control page. Power has to reach the gate first, and that part is your electrician.
Can you match or replace an existing gate?
Yes. We match the existing fence, rails, and finish, and we also rehang and modify gates that are already there when the frame is sound.
Do you repair gates, or only build new ones?
